This is done by a Comparative Market Analysis or CMA for short. I will look at all the competition and as well as the sold homes in the last three months. This will give me a ballpark range to start at. Setting the price is very crucial to selling in a reasonable amount of time.

Timing

The best time to get your home on the market in my opinion is April-June. This gives you plenty of time to get it sold before the winter. Historicly the winter is the toughest time to sell.

Prepaering Your Home

This is a simple item that I see gets overlooked all the time. Most of the time it just entails a deep cleaning and organization of clutter. Less is definitely more when it comes to getting your home ready to show. This will really make your home stand out from the rest.
